Reservations.
After receiving your request for a reservation we will confirm villa
availability and provide you with details on how to proceed with
payment of the deposit. You should confirm the acceptance of our offer
by e-mail or fax.

Payment.
A non-refundable deposit of 30% of the total cost is
required to confirm your reservation. Your booking will be confirmed
as soon as payment is received. The remainder is payable six (6) weeks
before your planned arrival date. Please note that you will not
receive any statements or reminders. If the balance is not received on
the due date, then we reserve the right to cancel
your booking and make the dates available to others. In which case
your deposit will not be refunded.

Rental Period.
The rental period is based on the number of nights spent in the
property. Access to the property shall be from 13:00 noon on the
first day of the rental period until 10:00 AM on the last day of
the rental period. However, please
note: When making enquiries or a reservation you must take into
account that your flight may arrive in the early hours of the morning
or late the previous evening.

Cancellation by Client.
We strongly recommend that you have travel insurance that covers
cancellations. If you need to cancel your reservation after you
have paid the full amount (6 weeks before arrival) we will make the
dates available again. If we manage to re-sell the villa we will
refund 50% of the cost to you, so an early cancellation notice will
give us the time to make the villa available again. No returns will be
issued if a cancellation is received 15 days prior to arrival. All cancellations must be submitted to us in
writing, either by e-mail, fax or post aND WILL BE CONSIDERED
EFFECTIVE FROM THE DATE OF RECEIPT BY US.

Cancellation by Paphos country villas We reserve the right
to cancel any reservation if faced with Force Majeure, (i.e. unusual
and unforeseeable circumstances beyond our control) the consequences
of which we could not avoid. These include but are not limited to war,
riot, civil strife, terrorist activity, industrial dispute, natural or
nuclear disaster, fire, flood, adverse weather conditions or the
threat of any of these. If we make such a cancellation, we will do our
best to offer the Client comparable alternative arrangements or a refund of all
monies paid in respect of the Client's reservation.
It sometimes, if rarely, occurs that other situations arise, equally
beyond our control. These include but are not limited to failure of
equipment, loss of water supply, electricity or access etc. If the
problem cannot be fixed within a reasonable time period, then we will
offer alternative, comparable or better, arrangements. This applies
only in the case of problems with an individual property. It does not
apply, for instance, to an area wide loss of electrical power or water
supply.

Complaints.
If you have a complaint during your stay you must inform us and we
will do our best to resolve the problem on the spot.

Travel Documents.
You are responsible for ensuring that you are in possession of all
necessary travel documents and that they are valid.
